We specialise in carpets, rugs and upholstery rather than general end of tenancy house cleaning, so we do not clean ovens, bathrooms or windows. Many tenants arrange a general cleaner for those jobs and book us for the flooring and soft furnishings. A general cleaner can usually work elsewhere in the property while we take care of the carpets and soft furnishings.

If you need one company to clean the entire property, we may not be the right choice. If it is the carpets, rugs or upholstery you need cleaned before the handover, that is where we can help.

Why carpets can affect your deposit

Cleaning has been the leading reason for tenancy deposit claims in the UK for five years running. The Deposit Protection Service reported that cleaning accounted for 29.38% of claims in 2025, ahead of damage and rent arrears.

At check-out, the condition of the property is compared with the original inventory, and carpets are one of the areas that may be checked for marks, stains and changes in condition. Marks from pets, spills, plant pots and heavy foot traffic can all stand out once the furniture has been removed.

Anything considered more than fair wear and tear may be included in a deposit claim. Stain treatment is included as part of the clean where required, helping to give marked carpets the best chance of looking clean and presentable before the inspection. Fitting the clean around your handover

Moving dates can be tight, so drying time matters. For many carpets we use a low-moisture cleaning method that works the cleaning compound through the fibres before lifting it back out with our filtration equipment. This can mean much shorter drying times than methods that use more water.

Where a carpet needs a deeper clean, we may use hot water extraction instead. We can also use encapsulation cleaning where a quicker turnaround is needed. The method we use depends on the carpet fibre, its condition and how heavily soiled it is.
